Sealant is often the only thing keeping water out of a joint, and it wears out long before the building does. As sealant ages it begins to crack, separate, and lose adhesion, and that is where water intrusion starts. Our own crews remove the failed caulking and install new sealant to the manufacturer's specification. We work directly for property managers and building owners, and as a subcontractor to general contractors.
Most caulking and sealant failure is visible from the ground. South and west elevations usually go first because they take the most sun and heat. These are the signs.

Joints are taped, then sealant is gunned to the specified width-to-depth ratio and tooled for full contact with both sides of the joint. The tape comes off and the line stays straight.
Field adhesion tests and water tests are performed when the specification or the manufacturer's warranty calls for them.

Around 5 years for a urethane and up to 20 for a silicone. Sun, heat, and joint movement shorten both. If the sealant on the building is original and the building is older than that, it is due for a look.

Silicone lasts longest and holds up to sun, but it cannot be painted. Urethane takes paint and has a shorter service life. A hybrid takes paint like a urethane and weathers better than one. The sealant itself is a small part of the price. Labor and access are most of it, so the right material for the joint is the one to use. The substrate, the movement, and whether the joint gets painted decide it, and the spec usually already has.
By the linear foot, and access sets the rate. The same joint costs more from a swing stage than from a lift, and more from a lift than from a ladder. We measure the joints, and you get a fixed number, not an allowance.
Yes. High-rise caulking is done from the outside, from swing stage or rope access, with tenants in place. Retail is done before opening or after close. Access, noise, and drop zones are worked out with the property manager before the first day.
